Investor Visa in Dubai
You can get an Investor Visa in Dubai through one of the following four routes.
Investment in Residential Property
You can get a multiple-entry, multiple-exit visa by investing in a residential property in Dubai that is worth at least AED 1 million.
It could be a financed property, but the mortgage cannot be more than 50% of the value of the property. It is also possible for multiple investors to jointly own residential property, but if this is the case, the share of each investor must be a minimum of AED 1 million.
This is applicable only to a single residential property and not multiple residential properties or commercial property. The single residential property must be freehold and not off-plan. In other words, construction of the property must have been commenced already. It must not be a project that is still only on paper.

The visa is valid for 3-5 years. If the property invested in is worth AED 1 million, you are eligible for a three-year visa. If the value of the freehold property is AED 5 million or more, you automatically become eligible for a five-year visa. Subject to the rules prevailing at the time, the validity of the visa can be extended for as long as the residential property is owned. You are allowed to sell the property before the expiry of your visa, but this disqualifies you from extending the validity of your investor visa.

Investment in Company
This type of investor visa is granted to those who open a company in Dubai, either on the mainland or in one of Dubai’s free zones. There are 2,100 different business activities for which business licenses are granted.
If you choose to open your company on the mainland, it is important to note that you must have a Local Partner who will own 51% of the company. The Local Partner is legally responsible for the business activities undertaken by the company, and represents the company before all Government authorities. For some business activities, such as those of a professional nature, a Local Partner is not required, but a Local Service Agent who officially represents your company before Government agencies is needed.
The Local Partner / Local Service Agent can be an Emirati (this is the term used to address an UAE national, someone who is a citizen of the United Arab Emirates) or a company incorporated in the UAE that is 100% owned by Emiratis.
You could also choose to invest in an existing company worth AED 72,000 instead of opening your own company to be eligible for an investor visa. If you are opening your company in a free zone, you are free from the Local Partner / Local Service Agent requirement. You can own 100% of your company and also enjoy tax benefits, as well as repatriation of your capital and profits.
Long-term Residence
You could be eligible for a ten-year visa or a five-year visa depending on the size of your investment in the United Arab Emirates.
If you can invest AED 10 million, either as a deposit in an investment fund based in the United Arab Emirates or in a company, you become eligible for a ten-year visa along with your spouse, children and one manager, along with an advisor.
*The company needs to be worth AED 10 million.
It is also possible to have a combination of both, that is a deposit in an investment fund based in the UAE and an investment in a company that cumulatively total AED 10 million.
You are eligible for the five-year visa if you invest AED 5 million in either or both.
Entrepreneurs who have a project that is worth AED 500,000 are also eligible for the five-year visa. The General Directorate of Residency and Foreign Affairs, Dubai also grants long-term visas to those who have proven proficiency in their respective fields, such as science, medicine and technology.
Get an Investor Visa in Dubai Upon Retirement
This type of investor visa is granted to only those who have attained the age of 55. Meant for retirees, those intending to avail of this visa must have a savings of AED 1 million, or a steady monthly income of AED 20,000 at the very minimum.
The duration of the visa is five years and it can also be availed of by investing in property that is estimated to be worth AED 2 million.
