Ejari was launched by the Real Estate Regulatory Agency (RERA) of the Dubai Land Department under Law No. 26 (Regulating Relationship between Landlords and Tenants in the Emirate of Dubai) of 2007 in the same year itself. It aims to make making Dubai the most transparent real estate market in the world. Because it is a Registered Rent Agreement that clearly outlines the security deposit, rental amount, and the duration of the Rental Agreement, it can prevent any misunderstandings between the landlord and the tenant in the future. It serves as an important legal document and is also used for obtaining utilities connections. In Dubai, the supply of power and water is overseen by the Dubai Electricity and Water Authority or DEWA, and the Ejari Certificate is insisted upon. The Ejari Certificate is also asked for when you apply for an internet or telephone connection.

How to Get Ejari Certificate
There are two ways you can register your Tenancy Agreement – online and offline. The online method involves you uploading electronic copies of the required documents, while in the offline method, you go to one of around 70 typing centers in Dubai and get it done.

List of documents required for Ejari registration in Dubai
- A copy of the tenant’s passport
- A copy of the tenant’s valid visa
- A copy of the tenant’s Emirates ID, if already in the UAE
- A copy of the Manager’s Emirates ID
- All pages of the Tenancy Contract
- A copy of the Landlord’s passport or Emirates ID
- A copy of the title deed
- A copy of the last DEWA bill
- Power of Attorney, if applicable*
- An undertaking that all the details furnished are true and accurate
*In case either tenant or landlord is entering into the Tenancy Agreement through a representative – it is not uncommon for property management companies to be involved in the process in Dubai.
You need to check if the name of the landlord on the Tenancy Agreement matches the name on the title deed as well as on his/her passport or Emirates ID – it has to be an exact match. Similarly, the name of the tenant on the Lease Agreement should exactly match the name of the name of your company.
